New Subdivision Going Up on Patterson Avenue
Work Begins on The Knoll, Which Was Approved in 2008
It’s been seven years since the project was approved by the County of Santa Barbara, but the bulldozers are now clearing a North Patterson Avenue property to make way for The Knoll, a subdivision that will include 12 new homes and the existing historic farmhouse on about five acres.
Eleven of the homes will be market rate, ranging from about 2,500 to 4,200 square feet, and one 1,200-square-foot home will be an affordable unit. The development surrounds the old 7,000-square-foot farmhouse, which was built in 1936 by the then-prominent architectural firm Edwards and Plunkett, and is on a former avocado orchard that has not been maintained since 1991.
The project, located at 533 North Patterson Avenue, just up from University Drive, is being run by the Oak Creek Company, which is based on State Street in downtown Santa Barbara.
